Get a on-demand Bosch hot water heater. There are other reputable manufacturers of on-demands but thats the brand I've been using for years.

we were considering that. Does it save enough gas over the tank system to make it worth the price?

I don't know for sure but the ex's parents looked into one for a guest area that had it's own water heater and was not used often but they ended up getting a regular water heater and just keeping it turned off instead.

Nice layout. That toilet area looks kinda narrow though. From sheetrock to sheetrock looks to be maybe 28"? I suppose you need 3' by code between the sink and the lav wall?

The measurements on the plan are just original estimates. I think the actual code is how wide the "water closet" is. We'll actually have just under three feet between the vanity and the wall in the end though. And all that new wall will need to be decorated...
